Regular Upkeep and Maintenance of Your Home

 

Don't Leave Maintenance and
Repairs to the Last Minute


To avoid complex problems or major repair or replacement keep a regular maintenance schedule.  Clean gutters, repair leaky faucets, tighten loose fasteners, or hinges.  Do minor repairs or replacements as they are needed.  Preserve your wooden deck, fence or outdoor furniture with a penetrating preservative. 

Conduct Routine Safety Checks

Smoke detectors, fire extinguishers and carbon monoxide detectors are not only a must, but they should be regularly monitored for accuracy and effectiveness. In addition, develop a fire safety escape strategy and practice it with everyone in the home.

Replace filters regularly and try to use a high-grade filter that removes dust, pollen and pet dander from air circulating in the home.  Get your ducts and chimney cleaned every year.

Invest in Good Tools and Equipment and Learn How to use Them Properly

Use Ladders Safely

Falling off a ladder can lead to serious injuries even when its only two or three feet off the ground.  When painting or cleaning make sure your ladder is balanced and placed on a level surface.  Ladders can sink into soil or lawn areas that are wet or not firmly packed.   If the surface is soft or uneven place a large thick piece of plywood under the feet of the level to provide stability.  No matter what the size of the ladder keep your body centred on the ladder and climb it one step at a time, facing forward.  You should wear  footwear that provides stability and is free of mud, oil or water. 

Use Paint, Adhesives, Caulking that Suit the Desired Outcome

Paints are made for specific finishes.  Outdoor paints for outdoor jobs.   Stain resistant paints for bathrooms, kitchen, high traffic areas.  There are paints that should not be used on textured ceilings or plastic finished furniture.   Check with the suppliers for recommended usage, ask your paint expert for advice, choose quality paint and don't skimp.  You may need undercoating or possibly two or three coats.  And remember that preparation of your surface is one of the most important factors in getting the job done right. 

Failure to Obtain Permits or Follow Building Code Requirements or Safety Standards

Yes, there is some red tape involved.  First become educated.  You need to find out what your limitations or restrictions may be.  Phone and check with your local authorities, ask your local building supply specialist or contractor for advice.  Get the proper permits. You may have to ensure protection of your neighbours property or access by the public. 

Admit Your Limitations and Hire a Skilled Tradesperson When it is Expedient

You may be capable of doing many projects around the home, but some areas of repair or maintenance may need the skills or experience of a hired professional.   Major projects like electrical, plumbing, roofing, or window replacement are examples of times when a professional may be more economical in the long term.    Their workmanship comes with a guarantee, they are usually faster and they have the specialized tools, equipment, or manpower that you do not have.
